Q: What landscape services are included in my monthly lot maintenance?

 A: Windsor Cay Resort Homeowners Association The landscape maintenance services that Exclusive Landscaping currently provides to Windsor Cay Resort residents are as follows:

Mowing, string trimming, edging, and blowing off hardscapes weekly during the active growing season. Clippings shall not be removed from lawn area unless they are too unsightly. A mix of spraying and hand weeding of landscape beds (2x a month). Pruning of shrubs as necessary to maintain the natural form of the plant (1x/Month). Trees under 8ft pruned in winter months. Fertilize and landscape pest control treatments for sod and shrubs done 8x/yr. 

Q: What days(s) are landscape services provided?

A: Exclusive Landscape renders five days a week, Monday-Friday, and ranges in the community. 

Q: How do I submit a landscape work order?

A: Please email WindsorCayResort@gmail.com, the work order is sent directly to the Property Manager.

Q: Who maintains my irrigation controller? 

A: Exclusive Landscaping maintains and controls your irrigation clock. They conduct monthly irrigation inspections and perform adjustments as needed. Specific days are not set for irrigation inspections on each lot because the number of lots that the Irrigation Tech can complete each day varies depending on the number of adjustments and repairs that need to be done on individual lots. 

Q: Who pays for the lot irrigation within the HOA?

A: Windsor Cay HOA is responsible for lot irrigation. When transferring your account from Pulte to Owner please select “Single Family Home Meter Only” the rest can remain the same. one time per year. This will generally be done in the Spring but will depend on the financial status of Windsor Cay Resort community from year to year as well as the mulch vendors availability. 

Q: Does the Association spray for mosquitos on my property? 

A: The Association DOES NOT spray for Mosquitos anywhere on the property. Homeowners are free to contact a mosquito control company to spray their lots for mosquitos.

Q: Do I need to get ARC approval to modify my current landscape design or swap out healthy plants, trees or shrubs? 

A: Yes. Architectural approval is required to make any landscape change to your current landscape design prior to work beginning. Please complete a Landscaping Modification Form with supporting documentation – including pictures of the expected finished product and a copy of your lot survey. Any Landscaping Modifications require approval first by HOA contracted landscaper and final approval by the Board. When submitting for landscape modifications, all lot owners who live in Windsor Cay Resort are required use the Windsor Cay Resort Homeowner Associations contracted landscape vendor for landscape modifications. Any and all costs, estimates and landscape modification plans put together by the Homeowners Associations contracted landscape vendor will need to be submitted together with the required Architectural Review Paperwork for Windsor Cay Resort. Outside landscape vendors are strictly prohibited from submitting costs, estimates or landscape modification plans to the Architectural Review Committee, along with making any landscape alternations to homeowner lots.

Trash Collection Q: What is the policy for trash collection? 

A: Trash is collected 7 days a week, please have trash bagged and tied in a 13-gallon trash bag and place inside the trash container outside the house by 7am. Place any excess in a tied 13-gallon trash bag next to the container. Loose trash will not be picked up. Do not take the trash to the curb. For Bulk removal contact HOA office.
